Guardian Roofing, Gutters & Insulation

Guardian Roofing, Gutters & Insulation is listed here for Bellevue, while its stored address is 4020 Auburn Way N in Auburn. That is consistent with a regional service model: the company's site has a dedicated Bellevue page and describes work across Puget Sound. Published services include repair, replacement, inspection, cleaning and maintenance, storm damage, gutters, attic insulation, skylights, HOA support, and commercial roofing. Roof types listed include asphalt shingles, cedar, flat systems, metal, and tile. For a wet-climate property, the useful question is how the roof, drainage, and attic interact. Ask an inspector to document active leaks, flashing and penetrations, moss or debris, gutter capacity, ventilation, insulation condition, and signs of trapped moisture. A replacement bid should state whether ventilation or damaged decking is included; a gutter proposal should identify size, outlets, guards, and discharge points. Keeping those scopes connected can help avoid treating condensation or drainage as a shingle-only problem. The directory snapshot showed a 4.8 rating from 3,178 reviews. Saved feedback includes praise for explanations and customer care, but one excerpt alleges an uncomfortable estimate policy involving a spouse. That single account should be checked against recent reviews and the company's current scheduling policy rather than ignored or treated as conclusive. Confirm the servicing branch, salesperson, license and insurance, product system, promotions, payment terms, and workmanship and manufacturer warranties before authorizing work.
